Overview Open & closing dates 07/27/2019 to 09/27/2019 Service Competitive Pay scale & grade GS 7 Salary $42,053 to $54,670 per year Appointment type Permanent Work schedule Full-Time Location 1 vacancy in the following location: Tulsa, OK Relocation expenses reimbursed No Telework eligible Yes as determined by agency policy Duties Summary About the Position: This is a Realty Assistant position with the U.S. Army Corps of Engineers, Southwestern Division (SWD), Tulsa District, Real Estate Division located in Tuls OK.. This position is being filled under the Expedited Hiring Authority (EHA for Defense Positions in accordance with 10 USC 1705(g). Learn more about this agency Responsibilities Assist in negotiations for leases and supplemental agreements for less complex space requirements. Investigate minor claims for rent, damages and restoration payments incident to the use and occupancy of real estate. Assist in inspecting offices to determine scope of work for minor upgrades and for some programmed upgrade actions, i.e., cleaning carpets versus carpet replacement, installation of blinds, repainting walls, etc. Obtain cost estimates and/or bids to complete work, formulates corps independent cost estimate, and prepares supplemental agreements or requisitions to provide for the work. Receive and processes all changes of ownership, changes of address, and changes of agent on existing leases, assuring that appropriate documentation of change is received. Collect and assemble data to maintain current, accurate information on status of annual recruiting facilities program. Must obtain all required Acquisition Program training/certification within 24 months from entry on duty. Qualifications Who May Apply: US Citizens In order to qualify, you must meet the education and/or experience requirements described below. Experience refers to paid and unpaid experience, including volunteer work done through National Service programs (e.g., Peace Corps, AmeriCorps) and other organizations (e.g., professional; philanthropic; religious; spiritual; community; student; social). You will receive credit for all qualifying experience, including volunteer experience. Your resume must clearly describe your relevant experience; if qualifying based on education, your transcripts will be required as part of your application. Additional information about transcripts is in this document. Specialized Experience: One year of specialized experience which includes 1.) Assist in the negotiation of new leases and management of existing leases for various real estate programs. Prepare correspondence and documents pertaining to real estate and property activities. This definition of specialized experience is typical of work performed at the next lower grade/level position in the federal service (GS-06). OR Education: One full year of graduate level education in a field which demonstrates the knowledge, skills, and abilities necessary to do the work of the position. OR Combination of Education and Experience: A combination of education and experience may be used to qualify for this position as long as the computed percentage of the requirements is at least 100%. To compute the percentage of the requirements, divide your total months of experience by 12. Then divide the total number of completed graduate semester hours (or equivalent) by 18. Add the two percentages. You will be evaluated on the basis of your level of competency in the following areas: Manages and Organizes Information Oral Communication Real Estate Education FOREIGN EDUCATION: If you are using education completed in foreign colleges or universities to meet the qualification requirements, you must show the education credentials have been evaluated by a private organization that specializes in interpretation of foreign education programs and such education has been deemed equivalent to that gained in an accredited U.S. education program; or full credit has been given for the courses at a U.S. accredited college or university.
